Of course, the majority of those lawsuits involve much more ominous omissions on the behalf of the seller, but to be safe, you need to disclose anything you know about your property. Therefore, it is incredibly important to keep a regular maintenance plan in place. By keeping up with home maintenance, it is pretty likely that you will have fewer issues to report on your disclosure. “ A home inspector can give you a list of items to work through. ” If you are the type of homeowner that waits until the dishwasher breaks or waits for something to be obviously broken, we recommend having a home inspector come out to your property every five years. They will give you a list of issues that you can work through before you sell your home. Finally, I recommend that you get a home warranty for your buyers that will cover the major items in your home, such as the roof, appliances (if they are being sold with the property), the pool, and other major systems.
